Glenbrook Design is a building design company specialising in planning infrastructure.
And as an interface for clients between local bodies and territorital authorities.
This means that Glenbrook Design can intervene from the start of any project to facilitate the application and the issue of the relatave consents required from the respective authorities.
It also means that should there be any past lapses in these applications or the completion of the consents Glenbrook Design can intervene and facilitate any remedies that are possible. Every case is unique and must be taken upon it's merits at the time.
Glenbrook Design is able to take a project from the preliminary sketch plan stage through :
- Building Consent
- PIM application
Right through to the final inspection and the issue of the Code Of Compliance.
And for those historical projects that are hanging over the heads of future clients, Badly constructed, not finished, not signed off and generally in some form that does not inspire confidence. We can probably effefct a remedy in most cases and at least have the project recognised by the relevant authority.

The Process
On the next page of this site I have outlined some of the tools that are used in the Building Consent process.
There are other tools that are used when there are unfinished or non-compling or un-consented work.
The Process: use of the Tools The important concept here is that there is an ideal way to use the tools.
From the councils point of view all they want is meaningful information. And they will keep rejecting the plans untill that is acheived to the standard that they require.
Project Information Memorandum: This is the first step as with out the correct information the council will keep sending the plans back to get them changed to include all of the infomation and conditions that relate to the Site/Project
This will cost more as the professional doing the changes will charge and likely blame the council.
An application for the PIM done first and seperatly will alleivate this and possibly highlight other areas of concern. e.g. could be fill on the site.
All of the councils have the facility to apply for the PIM first but there are many professionals who apply for both together and in a lot of the cases end up charging the client for changes that should have been known before the drawings were started.
BuildingConsent Once issued the consent and related documents make it easy to follow each part of the project to completion.
This will help to finalise the various sub-trades and ensure that the proper completions are acheived along the way. e.g. coc for electrical and plumbing, wet area contractors have implemented the construction properly.
This can be a tool for the client to approve payment similar to the way the banks require.
Code of Compilance This is more than just a tool it is peace of mind.
Brief History
I have been in the building industry since 1970 at my inception as a draughtsman. Since then there has been many years working in the industry at all levels. In 1981 I formed Glenbrook Design and a few years later it became a limited company.

For the last 10 years Glenbrook Design has been engaged in design work involving exterior spaces, in the greater part for Parks and Reserves.
